Hayes Lane

The Hayes Lane fishery consists of one lake that’s rectangular in shape and is approximately 2 acres in size.

It’s a former trout fishery which is now a mixed course fishery.

Entrance to the lake is via a galvanised gate only (at the top of a slight slope) accessible via a combination padlock, the combination number is on your TWAPS membership card.

All General bye-laws will apply with the following additions:-

  • Parking is in the designated car park only and along rookery lane next to the fence by the car park and next to the fence by the slope. Do not park in any of the surrounding lanes, on the slope leading to the gate (this is reserved for Bailiff parking) or elsewhere in the approach road. Vans are not to use the car park due to lack of space.

  • Fishing is limited to a maximum of 48 hours per session with no return for 24hrs.

The water is up to 10 feet deep and slopes away from the bank quite steeply. The water is clear and the bottom is silty and gravelly. There is little weed and in there are three reed beds in the north west, north east and south east corners.

There a numerous swims available to fish from with several margin features to fish to such as some overhanging trees, bank side bushes and reeds.

The lake is around a 1/4 mile from the farm entrance (in Hayes Lane – B265) and there is a winding unmade track to get to the lake and can be quite bumpy. Please take extra care on this track. The route from the fishery entrance to the lake can be found here.

There is a 5mph speed limit on the track to the lake.

Access to the fishery is via the galvanised gate which is locked with a combination padlock. The combination number is on your membership card. Please ensure that this gate is locked at all times when not in use.

NOTE: THIS FISHERY IS LOCATED IN THE GREATER LONDON ULEZ ZONE. If your vehicle is not ULEZ compliant you are responsible to paying the ULEZ charge (or the fine if you forget!). TWAPS is not responsible for any unpaid ULEZ charges or fines.

There is a small fenced designated car park on the left as you approach the lake, just before the slight slope leading up to the galvanised gate. This car park is suitable for cars only – NOT vans – and should only be used when the ground is dry, otherwise your car may get stuck!

YOU USE THIS CAR PARK AT YOUR OWN RISK (see the video below for the reason why).

If your vehicle gets stuck DO NOT CALL any of the Bailiffs. You will need to make your own arrangements to recover your vehicle.

There is alternative parking available for vans and cars. In Rookery Lane you can park on the left next to the fence in front of the designated car park. You can also park on the left next to the fence by the slope. Please ensure there’s room for vehicles to pass. DO NOT BLOCK ROOKERY LANE.

Do not park on the slope in front of the galvanised gate, this is space is reserved for Bailiffs.

Please humanely dispatch any caught rainbow trout and take them away with you. PLEASE RETURN ALL OTHER CAUGHT SPECIES.

Inn On The Lake swim closure - Main Lake swims 1, 2, 14, 15 and 16 are closed due to low water levels and fish welfare till further notice,

Lake Closure - Cobham Bottom lake is closed till further notice.

Cobham Closure - All lakes will be closed for fishing and visitors on the 12th and 13th September due to works being carried out on site involving machinery.
